Sf/Yr Formula
$/SF/Yr means dollars per square foot per year. It is the annual lease rate applied to each square foot of rentable area.
- Annual Rent is the total rent paid per year.
- Monthly Rent is the annual rent divided into 12 equal payments.
- RateSF/Yr is the lease rate in dollars per square foot per year.
- Area is the rentable area in square feet.
The calculation assumes the rate is quoted annually, not monthly. It also uses rentable square feet, which may include a share of common areas depending on the lease.

| Full service rent | A rent quote that may include some operating expenses in the stated rate. |
Example
If a space is 2,500 rentable square feet and the lease rate is $28.50/SF/Yr, annual rent is $28.50 × 2,500 = $71,250. Monthly rent is $71,250 ÷ 12 = $5,937.50.
If you know the annual rent is $71,250 for 2,500 square feet, the rate is $71,250 ÷ 2,500 = $28.50/SF/Yr.
