$/SF/Yr means dollars per square foot per year. It is the annual lease rate applied to each square foot of rentable area.

Annual Rent = RateSF / Yr ร— Area
Monthly Rent = Annual Rent / 12
RateSF / Yr = Annual Rent / Area
  • Annual Rent is the total rent paid per year.
  • Monthly Rent is the annual rent divided into 12 equal payments.
  • RateSF/Yr is the lease rate in dollars per square foot per year.
  • Area is the rentable area in square feet.

The calculation assumes the rate is quoted annually, not monthly. It also uses rentable square feet, which may include a share of common areas depending on the lease.

Lease Term Meaning
Rentable square feet The area used to calculate rent. It may include common area allocation.
Usable square feet The space you directly occupy and use.
Base rent Rent before added costs such as taxes, insurance, maintenance, or utilities.
Full service rent A rent quote that may include some operating expenses in the stated rate.

Example

If a space is 2,500 rentable square feet and the lease rate is $28.50/SF/Yr, annual rent is $28.50 ร— 2,500 = $71,250. Monthly rent is $71,250 รท 12 = $5,937.50.

If you know the annual rent is $71,250 for 2,500 square feet, the rate is $71,250 รท 2,500 = $28.50/SF/Yr.
