The calculation explained
Price per m² = total price ÷ area in m²
A square meter is an area one meter wide by one meter long. For a rectangle, length times width gives area. A 5 m by 4 m room therefore covers 20 m². Price per square meter spreads a total price across equal units of the relevant area; the denominator must be greater than zero.
In the hypothetical comparison, a $240,000 property with 80 m² has a unit price of $3,000/m². A $210,000 property with 60 m² costs $3,500/m². The second has the lower total price but the higher unit price. The difference is $500/m². Multiplying $3,000/m² by 80 m² returns $240,000 and verifies the first calculation.
Use a consistent area definition, currency and cost basis. Land area and floor area measure different things, and totals that include different fees or taxes are not directly comparable. Convert a square-foot area before inserting it into a square-meter formula. Unit price helps account for size; it is not an overall valuation of location, condition or other property features.

A property costs two hundred forty thousand dollars and has eighty square meters of floor area. Another costs two hundred ten thousand dollars for sixty square meters. The second has the lower total price. But which has the lower price per square meter?
Start with the area. One square meter is a square one meter wide and one meter long. For a rectangular room, multiply length by width. A room five meters by four meters contains twenty tiles, each covering one square meter. Add the relevant areas when there are several rooms.
Price per square meter divides a total price into equal units of area. The formula is total price divided by area in square meters. Dollars divided by square meters gives dollars per square meter. The area must be greater than zero.
For the first property, divide two hundred forty thousand by eighty. The result is three thousand dollars per square meter. Imagine spreading the total price evenly across eighty equal squares. Each square represents the same three-thousand-dollar share, even though actual rooms differ in usefulness.
For the second property, divide two hundred ten thousand by sixty. That is three thousand five hundred dollars per square meter. Its total price is lower, but its area is smaller too. Each square meter carries a larger share of the price.
Put the unit prices side by side: three thousand and three thousand five hundred. The difference is five hundred dollars per square meter. This makes the size comparison clearer. It does not, by itself, tell you which property is better value overall.
Check the first answer by reversing the operation. Three thousand dollars per square meter times eighty square meters equals two hundred forty thousand dollars. The area units cancel. You can use the same multiplication to estimate a total from a unit price and an area.
Before comparing real figures, match the definitions. Floor area and land area are different measurements. Use the same currency, and be consistent about which fees or taxes the total includes. A square-foot area also needs conversion before it belongs in a square-meter calculation.
The reusable method is simple: define the price, measure the matching area, divide, and keep the unit on the answer. Then multiply back to check. Price per square meter helps compare size consistently; location, condition, and other features still need separate consideration.
