AMI Rent Formula
AMI Rent = AMI * (P / 100)
- AMI Rent = the rent amount based on a chosen percentage of area median income
- AMI = area median income, entered as a dollar amount
- P = percentage of AMI used as rent
The calculator multiplies the AMI amount by the percentage you enter, after converting that percentage to a decimal.

The AMI rent is $24,000. If the AMI was entered as an annual amount, that equals $2,000 per month.
Example 2: Rent at 25% of AMI
Suppose the area median income is $65,000 and the rent percentage is 25%.
AMI Rent = 65000 * (25 / 100)
AMI Rent = 65000 * 0.25 = 16250
The AMI rent is $16,250. If the AMI was entered as an annual amount, that equals about $1,354.17 per month.

Is the AMI rent result monthly or annual?
The result follows the time period of the AMI amount you enter. If you enter annual AMI, the result is annual rent. If you enter monthly AMI, the result is monthly rent. To convert annual rent to monthly rent, divide the result by 12.
What percentage should I use for rent?
A common affordability benchmark is 30% of income. Lower percentages, such as 25%, mean a lower rent burden. Higher percentages, such as 35% or 40%, mean a larger share of income goes toward rent.
Is AMI the same as household income?
No. AMI means area median income, which is the median income for a specific area. Household income is the income for one household. Affordable housing programs often compare household income to AMI, but they are not the same number.
